Job Title:  Property Manager – Retail Shopping Centers

Location:  Dallas/Fort Worth, TX (occasional travel to Houston)

Position Overview:  We are currently seeking an experienced Property Manager to oversee five retail shopping centers—primarily located in the Dallas/Fort Worth metro area, with one site in Houston. This is a field-based role, requiring regular property visits. The ideal candidate has strong multitasking skills, commercial property management experience, and a background in construction or facility maintenance.

Please Note:  Residential property management experience will not be considered for this role.

Key Responsibilities:

  • Manage day-to-day operations for a portfolio of retail shopping centers.
  • Conduct regular site inspections and submit detailed reports.
  • Coordinate and oversee routine maintenance, repairs, and capital projects.
  • Supervise contractors, vendors, and maintenance personnel.
  • Negotiate with new and existing vendors to secure the best pricing and service guarantees, and present new vendor opportunities to management.
  • Submit comparative vendor bids and ensure the best value for services provided.
  • Preference for candidates who have established vendor relationships that offer competitive rates and high-quality work.
  • Monitor vendor performance to ensure compliance with service agreements.
  • Interpret and implement lease responsibilities in collaboration with Lease Administration.
  • Maintain strong relationships with tenants and ensure timely response to concerns.
  • Assist with budgeting, forecasting, and financial tracking.
  • Process vendor invoices and tenant bill-backs.
  • Address and resolve any municipal violations or issues.
  • Ensure timely, transparent communication with the internal property management team.

Requirements:

  • Minimum of 5 years of commercial property management experience (retail or shopping centers preferred)
  • Background in construction management or facility maintenance
  • Strong organizational and multitasking skills
  • Excellent verbal and written communication abilities
  • Proficiency in Microsoft Office (Word, Excel, Outlook)
  • Experience with Yardi, AVID, Skyline, or similar property management/accounting systems is a plus
  • Ability to work independently and prioritize effectively in a fast-paced environment
  • Must reside in or near the Dallas/Fort Worth metro area
  • Willingness to travel periodically to Houston (expenses covered)

Preferred Qualifications:

  • Bachelor’s degree in Business, Real Estate, or a related field
  • Experience coordinating construction and CapEx projects
  • Familiarity with municipal compliance and tenant lease administration
